• -n AWN <br />A:. <br />BOARD OF ADJUSTMENT <br />FINDINGS, CONCLUSIONS AND ORDER <br />VARIANCE NO. 11-88 <br />Based upon the written request for a concurrent variance from the <br />City's Zoning Code made by: <br />Mr. Gosta Dagg <br />3207 Wetmore Avenue <br />Everett, WA 98201 <br />hereinafter referred to as "Applicant," to allow: <br />A concurrent variance from EMC 19.22.060(A) and (B) requiring 10 feet <br />front and side yards setback; EMC 19.42.010 requiring 15 feet corner <br />lot sight clearance for safety vision purposes; and EMC 19.42.040(B) <br />and (C) to allow decks or balconies higher than 42 inches to extend <br />beyond the required 3 1/2 feet to the front and side yards property <br />line. <br />This variance is to allow the construction at 3202 5 3208 Wetmore <br />Avenue of a three-story, mixed -use building comprised of 4,950 square <br />feet for office space and 2,522 square feet for two residential <br />dwelling units; and to permit the building's balcony to extend to the <br />property line along Wetmore Avenue and 32nd Street. <br />The Board of Adjustment, following a public hearing on said application held <br />on June 6, 1988, and further having reviewed all testimony, makes the <br />following Findings, Conclusions and Order: <br />1. That there have been exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />a. Finding: There are presently three buildings on the proposed <br />project site: <br />a four-plex multi -family residential building on the west end <br />of the property abutting the alley on the west and 32nd Ftreet <br />to the north; <br />an old store on the north end property line along 32nd Street <br />and Wetmore Avenue; and <br />a triplex multi -family residential building on the south end of <br />the site. <br />The Applicant has had the property surveyed and proposes to <br />demolish the old store and triplex multi -family structures and <br />construct a three-story mixed -use building. ,he existing <br />four-plex multi -family building will be left as is. <br />The Applicant is seeking variance from the cited sections of <br />the City Code in order to allow the proposed new building to be <br />located 4 feet from the property line and have the building's <br />{t balconies extend to the property lines along Wetmore Avenue and <br />y 32nd Street. <br />
