That there have been exceptional or extraordinary circumatances or <br />conditians applying to the eubject property or as to the intended use <br />[hereof that do not apply generally to other proper[ies in the same <br />vicinity or zone. <br />a. Findin : There are presen[Ly [hree buildings on the proposed <br />project site: <br />- a four-plex multi-Eamily residential building on the wes[ end <br />of the property abu[ting the alley on the vest and 32nd Street <br />to the north; <br />- an old store on [he north end property line along 32nd Stree[ <br />and We[more Avenue; and <br />- a triplex multi-family residential building on the so�th end oE <br />the site. <br />The Applicant has had the property surveyed and proposes to <br />demolish [he ald store and [riplex multi-family struc[ures and <br />construct a[hree-story mixed-use building. The existing <br />four-plex mul[i-family building will be left as is. <br />The Applican[ is seeking variance from the ci[ed sectiona of <br />the City Code in order to allow [he proposed nev building [o be <br />located 4 fee[ from the property line and have [he building's <br />balconiea ex[end to [he property lines along Wetmore Avenue and <br />32nd S[ree[. <br />
