EVER[ZT <br />air or t oo.6:(1OIsi�, <br />To construct approximately 17,550 square foot, two-story building <br />with basement at 3224 Wetmore. <br />RECOMMENDATIONS: <br />It is the recommendation of the Public Works Department that issuance <br />of a Negative Declaration be subject to the following: <br />1. A detailed drawing shall be submitted to the Public Works <br />Department showing parking layout, landscaping, driveways, <br />utilities, storm drainage (including flow lines and grade <br />elevations) and all required improvements to the public right- <br />of-way. Public Works Department approval of these drawings <br />is required before any permits are issued. All improvements <br />shall be completed before the Occupancy Permit is issued. <br />As-builts, easement, and a one year Warrantee Bond in the <br />amount of 10% of the cost of construction of the public water <br />system are required within 10 working days of obtaining public <br />water connection. <br />2. City streets are to be kept clear of dirt and debris during <br />construction. <br />3. During construction, all truck traffic to and from the site <br />within the City of Everett shall be on arterial streets unless <br />otherwise approved by the Public Works Department. <br />4. Public Works Department approval of a grading plan with proposed <br />bulkheads and rockeries is required prior to commencing site <br />preparation. <br />5. On -site detention with provision for oil and sediment removal <br />is required. Public Works Department approval of a detailed <br />drainage plan is required prior to commencing site preparation. <br />Drainage calculation shall be submitted with the attached <br />cover sheet. <br />6. Participation in the program to fund the North End Sanitary <br />Sewer Interceptor is required. <br />7. Broken portions of sidewalk on Wetmore shall be repaired. <br />8. A new Type D driveway approach is required at 33rd St. <br />9. The alley shall be paved from the north property line to 33rd St. <br />with inlet and connection to sewer manhole. <br />
