That there have been exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />Finding: The lot is a corner lot 50' x 119' located in the R-3 zone. <br />The Applicant is proposing to build a four-plex unit. A setback <br />requirement for a corner lot is 10' on the side yard, The applicant is 4 <br />proposing to go to 51. 35 St. is an ' right-of-way. <br />Conclusion: The variance would allow more room for underground parking, <br />on this lot. <br />
