Narrative Statement - A detailed description of the variance being <br />requested and a paragraph addressing each of the following specific <br />points which are the facts and conditions that must exist for the Board <br />to grant a variance. <br />1. That there are exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended <br />use thereof, that do not apply generally to other properties in <br />the same vicinity or zone; <br />2. That suc'i variance is necessary for the preservation and <br />enjoyment of a substantial property right of the appellant <br />possessed by the owners of other properties in the same vicinity <br />or zone; <br />3• That the authorization of such variance will not be materially <br />deterimental to the public welfare or injurious to property in <br />the vicinity or zone in which the property is located; <br />4. That the granting of such variance will not adversely affect the <br />comprehensive general plan. <br />B. Vicinity Map - A map showing the proposed property in relation to major <br />roads, commerical centers, city limits, etc. <br />C. A site plan containing the following (drawn to a scale not less than 1" <br />= 50' or more than 1" = 1001). <br />1. All dimensions of property: square feet, lot dimensions or <br />number of acres in site. <br />2. Location of existing and proposed structures in relation to the <br />site area boundaries. <br />3. Parking and loading areas. <br />4. After a completed application is accepted, a Public <br />Hearing date will be established. <br />The City recommends that a survey be obtained before submit!..;& a <br />request for a variance for setback in order to assurq the <br />accuracy of the application. <br />Any variance, if granted, may be withdrawn in the event of <br />submittal of inaccurate information, misrepresentation by the <br />applicant, or failure to comply with conditions placed when <br />granting the variance. <br />
