FOUR-PLEX SETBACK FOR <br />DICK MAULTSBY <br />The siibJOC t site consists of 6,000 square feet on the northwest corner <br />of 35th St. and Uetmore Ave. in Everett. The proposal is to construct <br />one four -plea on the lot with covered parking, which is consistent <br />with the existing R-3 zoning. In order to accomplish this a variance <br />is being sought to allow construction a minimum of fiv,j feet from the <br />side street right-of-way line for 35th St. <br />EXCEPTIONAL -OR -EXTRAORDINARY -CIRCUMSTANCES <br />--------------------------------------- <br />The 50-foot width of the property limits the placement of structures <br />on the site, and the sharp drop off at the western border of the site <br />precludes access from the alley on that side of the property. The <br />need to respect all yard setbacks and still provide living space and <br />Parking consistent with neighboring property and the comprehensive <br />Plan makes any other site configuration difficult if not impossible. <br />NE-CESSITY -OF -VARIANCE -FOR_PRESERVATION -OF -PROPERTY -RIGHTS <br />-------------------- ------------------------- <br />Ulthout approval of this setback variance the owner will be unable to <br />utilize his property for its designated use, Medium Density, <br />Multi -Family Residential, as set forth in the Everett Comprehensive <br />Plan. <br />EFFECTS ON_PUBLIC UELFARE <br />The authorization of this setback variance will not be detrimental tc <br />the public welfare as it does not adversely affect surrounding <br />properties. Uith the 80-foot right-of-way on 35th St., there is <br />adequate curb -to -property -line distance for present and future public <br />use, and Plenty of sight distance for the 35th St./Uetmore <br />intersection. <br />EFFECTS -ON -THE -COMPREHENSIVE -GENERAL -PLAN <br />------------------------------------ <br />Since the property owner's intended use of this land is MedLum <br />Density, Multi -Family Residential, it is in keeping with Everett's <br />Comprehensive General Plan <br />
