AGE INVESTMENTS COMMERCIAL SITE <br />PARKING STUDY <br />The site is located on the east side of Evergreen Way approximately <br />one quarter mile south of its intersection with Madison Street, <br />directly north of the Village Square retail development.' A second, <br />smaller portion of the project lies directly east of the Village <br />Square development and is proposed to be entirely parking lot. The <br />north parcel is bounded on the west by Evergreen Way and on the east <br />by Rainier Drive. The east parcel of the project lies at the <br />southerly terminus of Rainier Drive and also receives traffic <br />passing through the Village Square development to the west. <br />PARKING <br />Table 1 indicates the amount of square footage proposed in the <br />development to be devoted to office space and retail space. Also <br />shown is the basis for and number of parking spaces required for <br />each use based on the Everett Zoning Code and the Institute of <br />Transportation Engineers Parking Generation Manual., Based on the <br />Everett Zoning Code, a total of 90 parking spaces will be required <br />for the 36,000 square feet of proposed office space. The ITE Manual <br />indicates a total of 94 parking spaces would be required. Likewise, <br />the 60,000 square feet of proposed retail space would require 300 <br />parking spaces under the Everett Zoning Code. However, the ITE <br />manual indicates a wide variation in the number of parking spaces <br />required depending on the particular time of year and day of the <br />week. The parking demand peaks at a high of 294 spaces on a holiday <br />season Saturday.
