CONCLUSIONS <br />1. The 350 parking spaces to be provided in the proposed <br />development should be sufficient to support the intended useages <br />and square footage (350 available vs 238 holiday period weekday <br />demand). <br />2. The total 410 spaces (proposal plus existing at Village Square <br />are sufficient to provide shopper parking during the <br />Thanksgiving to December peak period, assuming Village Square to <br />be 100% retail (410 available vs 414 calculated demand). <br />3. The total 410 spaces available are more than sufficient if <br />Village Square remains at 75% office use (410 available vs 342 <br />calculated). <br />4. The east parking lot should be assigned for office parking <br />during the week, and will provide overflow parking to support <br />the retail activities on weekends. <br />5. A worst case impact on Rainier Drive would add 90 am peak hour <br />vehicles, 102 pm peak hour vehicles and approximately 640 <br />vehicles per day to the existing traffic on this street. <br />6. A connection from the main parking lot to Rainier Drive will <br />allow southbound traffic to exit from the east parking lot <br />without using Rainier Drive nor Ttereve. This should reduce the <br />worst case impact on Rainier Drive by at least 30 percent. <br />- 3 - <br />
