{ <br />INFORMATION FOR UEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but aze <br />associaled with other laws or requirements. All requirements are preliminary in nature, and are hased upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA revicw. The proposal <br />must comply with all ordinances in cffcct at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: 1'or vesting under the Zoning Code, please <br />refer to Section 44 of the Zoning Code). Contact the Planning Uepartment for information regarding appeals <br />processes for the requirements listed in this document. <br />If in thc futurc this project is subdivided into additional lots, tracts or parcels using the Binding Site <br />Plan process, the applicant is advised that some building code standards will be different. The <br />applicant is encouraged to contact the City's Duilding Department, at (425) 257-R810 to detertnine <br />how these standards will apply. <br />2. A Public Worl�s Pcmiit is reyuired for this project. Detailed drawings in accordance with City <br />Design and Construction Standards shall be submittcd to the Public Works Department, showing site <br />parking layout, landscaping, utilities, storm drainage. temporary construction erosion control, and all <br />rcquired improvements in thc public right-of way. Public Works Department approval of thesc <br />drawings is requircd prior to any permits being issued. All improvemenis shall be completed, <br />approved and warrantcd bcfore the Occupancy Pe�mit is issued/final approval is granted. <br />3. Parking must be per City '!_oning Code and City Design and Construction Standards for <br />Devclopmcnt. Parking must be paved with p.�rking spaces in a tandem artangement being assigncd <br />to the samc uniL Onc accessible parking spacc is required. <br />d. Any gradin�;Hill on lhis site shall be done so as to not impact the surrounding properties. <br />5. "1'his projcct must comply �vith the current City of Gverett Building Code and Sprinkler Ordinance. <br />6. Spccial charges for connection to the sc���cr and watcr systems in accordancc with Ordinance 1998-94 <br />and subscqucnt rceision are appliwble. Thesc charges arc based on projccted water usage and can be <br />substantial. Applicant is cncouraged to obtain a copy of the Ordinance and determine estimated <br />charges prior to Uuilding permit application. The actual charges shall be computed by the Public <br />Works Departmcnt per the ordinance in efTcct at the time and according to the inCormation on the <br />approvcd plans at thc timc of building permit issuancc. <br />In accordancc with thc City of Bvcrott'Craftic Mitigation Ordinancc, a'Craffic mitigalion fcc of <br />$2.232.00 is rcquircd to bc paid prior to thc issuance of building permits. <br />8. 'I�hc dri��eway on Wctmorc Avcnuc must bc removed and replaced with curb, guttcr and sidewalk per <br />Ciry st�nd�rds. <br />Ciry strccts and allcys are lo bc kcpt dcar of dirt and dcbris at all timcs during construction. Dust <br />suppression and strect cicaning must occur as directed by the Public Works Inspcctor. <br />1 �l.
