The <br />following factors were considered prior to making a preliminary decision on this proposal. <br />1. The site is zoned R-3, Multiple-Family Low-Density Residential zone, which would allow <br />the use. <br />2. A single family residence exists on the site and must be demolished to allow for <br />construction. Landscaping fron previous•structures also exists on the remaining <br />portions of the site. Site sloFes to the east. ' <br />3. Access is pzoposed via Wetmore Avenue which dead ends at 40th Street. Parkinq <br />currently occurs on both sides of this street leaving narrow'access. � <br />•4.
