The applicant's property conaiats of an 90' R 165" <br />I�� lot and ie 14,850 eq. ft. with a aingle family residence. The propertq <br />� ie located in the R-1 zone which requires a 6 foot eide yard setback. <br />The applican[ ie proposing to add a garage in the back yard area that <br />would be 3 feet from that property line. Most garages that take accees <br />off alley have 0' to 3' setback. <br />Conclusion: The applicant's property does contain phyaical conditionel <br />or circumstances that are unique to hie property for whicli a variance, <br />can be granted. Other property in the area have garagea with setbacke; <br />as proposed. Thia does constitute a hardship based on [he fact that' <br />this is the only location crhere a carport or garage could be located �i <br />and leave a reaeonable rear yard area. ' <br />2. There are other garages [hat take� <br />access off alleys tliat have eimilar setbacks. <br />Concluaion: The garage and se[back proposed vould not be inconeistenti <br />vith the buildings in the area. <br />
