Request for Variance <br /> Narrative Statement: <br /> We are requesting a variance regarding the restriction that the gross square <br /> footage of the residence could not exceed 30$ of the lot area. At th� time we <br /> purchased the lot � build our house on, we understood that it was the ioundation <br /> or "footprint" that needed to stay� within that parameter. We called the City <br /> of Everett prior Yo having our plans drawn to get the correct set backs and <br /> other pertinent information so we would be within the City gi�idelines. This <br /> 30$ restriction was not mentioned io us at that time by the building department. <br /> Our plans are 20$ of our IoY area if the "footprint" method of calculation were <br /> to be used. If we must now include the main floor, we exceed the 30$. It is <br /> for this reason we are submitting a request for a variance. <br /> A. There are no exceptional or extraordinary circumstances or conditions ; <br /> applying to the subjeci property or as to the intended use ihereof, that li <br /> do not apply generally to other properties in the same viciniiy or zone. � <br /> B. We feel we need the variance in order to be accorded the same treatment <br /> as the other houses in this immediate area. Since becoming aware of this <br /> restriction, we have noticed new houses being built on Silver Lake Vista, <br /> none yet occupied, that must exceed this 30$ restriction. Our lot is one <br /> of the last building lots on the Lake for private occupancy. It is our <br /> hope that we will be granted this variance for several reasons, among <br /> which is the monetary hardship this will inflict upon us if we must start <br /> all over again to have plans drawn, etc. Also the best weather for <br /> building is right now and further delays will get us into the fall rain. <br /> We have sold our previous home and are now living in a rental. T his is a <br /> monthly expenditure we hope to end as soon as possible. , <br /> C. We feei the authorisation of such a variance will not be materially deterimental i <br /> to the public welfare or injurous to property in the vicinity or zone in which � <br /> the property is located. In fact, we believe that it will be an improvement <br /> and will eliminate the lot being used for a ga; ,age dump as it is now. At <br /> one time last winter we found a bag of garbage thrown in the lake at our <br /> shoreline. Our lot is so situated that it will not affect the neighbors view. <br /> D. The granting of such variance will rnv. adversely affect the comprehensive <br /> general plan, but rather will enhance it. <br /> ExNiaiT y <br />
