Olson
Dte: June 9, 1994
Subject: Narrative Statement in Supporc of Variance Request
We are requesting a variance to accommodate limited remodeling of our single family
residence in the South Forest Park area which would allow us replace the existing cazport w►d►a
fully enclosed garage along with a bonus room/den overhead. Our architects at Impression
Design have encouraged as to construct a garage witt►a depth of 22-24 fat, which is consisunt
with cunent building practice, rather then d►e existing 20 foot depth of the carport. Because tt►e
cuaent carpoR rosts exacdy on the 20 foot front setback off Silvertip Lene,a vaziances re9wd
from § 8 of the Use Standard Table for R-1 wne in order to accommodate the slighdy deeper
garage. The specefic criteria of Paragraph 5 of tho applicadon are set forth below.
' a The varience will not be materially detrimental to the surroundin8 ProPercY or to
the City as a whole. Our lot is at the end of Silvertip Lane,a one bloc e jove much impect 1d
not expect a 2 -4 foot encroachment on the front setback for the garag
b {yssary Ixcause we need to have a fully enclosed end secure
gacage of at least 22 fat in depth(preferably 24 feet)and this is the only suitable locadon.
Becavse we have had things stolen from our cazpon over the pasc five years we have lived at this
location, including breaking into our car,we have concluded that a garage is essentiel. A Barage
of 24 feet in depth would allow us to store verious appliances, tools and equipment in addition to
NVU C8T5.
c./d. Our architects have concluded that the variance is the minimum necessary to
accomplish the pucposes set focth above. The variance will essentially allow us thca B
righu enjoyed by other property owners in the same area in having a secure BB p
store lawn tools,equipment,etc.
',''<3 P. !
