Detailed drawings in accordance with City Desiqn and <br /> Construction Standards shall be submitted to the Public Warks <br /> Department showing site parking layout, landscaping, utilitiEs, <br /> storm drainac,e, temporary construction erosion control, and all <br /> required improvea�ents in the �ublic riqht-of-way. Public Works <br /> Departinent appro��al of these drawings is reqaired prior to any <br /> permits beinq issued. All impruvements shall be completed, <br /> approvud, and werran�ed before Occupancy permits are issued. <br /> 2. Full standard half-street improvements are required to Sa�ith <br /> Street, including, but not limited to, curb, qutter, aidewalk, <br /> street widening, transitions and drsinaqe control per city <br /> Standards on the proposal's full frontaqe. <br /> 3 . Sidewalks, curbs and gutters must be installed on Pacific Avenue <br /> per City Desiqn Standards on the proposal's full frontage. <br /> 4. Special chargea for connection to the sewer and water systems in <br /> accordance with Ordinnnce 1171-85 are applicable. The actual <br /> cost shall be computed by the Buildinq Department per the <br /> ordinance in effect nt the time end accordinq to the <br /> informetior provided on the approved plans on the date of permit <br /> issuance. <br /> 5. The sewer main is overloaded. A backwater valve must be <br /> installed on all new sewer main connections. <br /> � 6. City streets are to be kept clear of dirt and debris at all <br /> times during construction. Dust suppression nnd street cleaninq <br /> must occur as directed by the Public Works Inspector. <br /> 7. Permits must be obtained for all fill removed fro.a the site and <br /> placed within the City limita. <br /> 8. Performance guarantees are required for the street end utility <br /> improvements. <br /> 9. A one-year gunrantee ie required on the public improvements for <br /> an amount not less thAn 10� of the cost of construction and <br /> shall run for one year from the date of issuance of the first <br /> oocupnncy Permit for the project. <br /> lo. As-builts of storm sewer, sanitary sewer, and water systema will <br /> be required to be submitted per City Desiqn and Construction <br /> standards and Specifications. <br /> il. Any on-site watermain will be staked within an easement to the <br /> City. The easement will be submitted to the City prior to the <br /> issuance of permits. <br /> 4 <br />
