Under Section <br /> y~ 35.070, the Planning Director may, using Review Process <br /> � x�c IIB. , authorize a reduced width or waive some or all of the <br /> Qy d landscaping requir.ements. <br /> � �g BACKGROUND: The propErty is in the C-2 zone. A garage is <br /> H" rr�' proposed to be built behind the existing buildinq near the <br /> x y�*j alley. The Zoning Code requires that a 10' wide landscaped <br /> � H y strip be provided along 38th between the parking and <br /> y driveway areas. When the existing building was built in <br /> gd y 1978, the zoning code in affect at that time required that a <br /> ��r 5' wide landscaped strip be provided. This requirement was <br /> � never enforced. A modification to this requirement is <br /> y �N permitted if the applicant proposes an alternativeosetofathe <br /> landscaping that would achieve the intent and purp <br /> landscaping required in this Ordinance and which the <br /> Director determines to provide superior quality. <br /> FINDINGS: A loadin.7 door is located at the northwest corner <br /> of the existing building. This loading door would be <br /> � � difficult to access if a 10' wide landscape strip and <br /> �� possibl� a 5' wide landscape strip were instAlled. The <br /> applicant has provided a landscape plan that will provide <br /> more plants at a location that will visually enhance the <br /> -- existing buflding. The plan includes six signature trees <br /> � � (:ncense cedar) along Smith Avenue and 38th Street with an <br /> additional 15 rhododendrons and grass providing the <br /> (��' groundcover. <br /> �'� DECISION: The Planning Dirertor has determined to allow the <br /> proposed garage to be built without p::oviding the required <br /> � '� landscapiny at the northwest corner of the property if the <br /> followinq requirements are met: <br /> 1. Provide an additional 5 shrubs at least two feet in <br /> (�� j height with the proposed rhododendrons. <br /> � 2. Maintain the landscaping as required under Section <br /> ... 35.130. <br /> +��. <br /> Right to Appeal: The applicant and owners of property <br /> •• located within 300 feet of the subject property have: been <br /> notified of the Planning Director's decision. The Planninq <br /> Director's determination on the modification to the required <br />
