"�,. ..' <br /> The following factors were considered and :he listed conditions placed in response to <br /> `. �` `. ` , comments received from various city �iepartments during their review of an <br /> �` � Environmental Checklist for this proposal: <br /> �` ''�;- <br /> 'p;'�+ ' ' 1. The site is zoned G2, Heavy Commercial-Light Industrial Zone, which would allow <br /> - this use. � <br /> 2. A single family residence currently exists on the site. Most of the site is vacant <br /> and covered :,y grass, blackberry vines and various trees, induding cedar and fruit <br /> trees. The site slopes slightly to the east. <br /> 3. A detailed drawing shall be submitted to the Public Works Department showing <br /> parking layout, landscaping, driveways, utilities, storm drainage, and all required <br /> improvements to the public right-of-way. Public Works Department approval of <br /> •��.:' ,• these drawings is required before any permits are issued. All improvements shall <br /> be completed before the Occupancy Permit is issued. <br /> 4. City streets are to be kept clear of dirt and debris during construction, and during <br /> construction, all truck traffic to and from the site within the City of Everett shall <br /> be on arterial streets unless otherwise approved by the Public Works Department. <br /> S. Participation in the cost to fund the North End capital sewer improvements will be <br /> required. The approximate cost based on the preliminary information provided is <br /> $129.60 as of October 2, 1980. The actual cost shal! be computed by the building <br /> department per the ordinance in effect at the time and according to the <br /> information provided on the approved plans o� the date of permit issuance. Sewer <br /> main in the alley east of Smith Avenue will have to be extended to adequately <br /> serve this site. <br /> 6. On-site detention is not required. A temporary erosion and sedimentation control <br /> plan must be approved by the Public Works department before any clearing, grading <br /> or other site preparation can begin. Reseeding of exposed earth is required within <br /> 30 days of completion of earth work. Drainage from site must be collected and <br /> transferred to existing systems by approved means. <br /> 7. A preconstruction conference on Civil Engineering portion of project is required <br /> prior to approval of Public Works Permit. The applicant shall arrange meeting <br /> Involving applicant, job superintendent, contractor, all subcontractors, Fire <br /> Mazshal, Planning Department Coordinator, Public Works Coordinator, Public <br /> Workslnspector, and City Traffic Engineer. <br />
