Tire following factors were conside- prior to <br />malting a preliminary decision on this proposal: <br />1. The site is zoned C-2, Heavy commercial, Light Industrial zone, which would <br />allow this use. <br />2. Th^. site is currently vacant excen* for two small buildings, at least one of which <br />Will be moved. Open storage of miscellaneous items and a 32 ft.. x 32 ft. concrete <br />of the site and brush and some fill material <br />slab exist on the northern portion <br />exist on the southern portion. The site is adjacent to railroad tracks and the <br />I-5 frec•,_ay, both or, tb• west. A four to six 400t Grad<_• difference from 39th St. <br />doom to the site's grade exists along the northern property line. <br />3. 39th St. deadends at the tracks and the alley through the site has been vacated. <br />No standard street improvements currently exist along Smith or 39th St. frontage. <br />4. Substantial overhead utilities currently surround the property. <br />5.
