The property is located <br />approximately one block to the south of W. Mukilteo Blvd. on a gentle slope overlooking Puget <br />Sound. It is hounded on all sides by single family residences. <br />The existing structure on the property is a single story residence over a north facing partial <br />daylight basement. An attached garage is located on the north side of the residence. The existing <br />structure was originally constructed in 1951. It is our understanding that current plans for the <br />property include constructing an approximate 70 feet long (north -south direction) by 26 fec t wide <br />(cast -west direction) two story addition on the east end of the existing residence. 'I'he northern <br />approximate one-third of the residence will be demolished and/or remodeled to accommodate the <br />new addition. <br />EXISTING SITE CONDITIONS <br />The subject parcel is roughly trapezoidal shaped and measures approximately 106 to 1 10 feet <br />along the west and east property lines and 145 to 153 feet along the south and north property <br />lines. The existing residence is located on the southern portion of the property. The western <br />approximate two-thirds of the existing structure has a daylight basement while the eastern one- <br />third does not have a basement area. <br />Overall slope of the property is less than 15 percent downward to the north-northwest with <br />approximately 12 to 13 Icet of elevation differential over 100+ feet of horizontal distance. Along <br />the east property line is a short downward slope to the east that is about 30 degrees inclination <br />but is only about 5 Icet high. <br />Gary A.
