A reduction of fhe standard setback requirements is proposed in ar, eftort to <br />minimize potential impacts to the steep slope areas on the site. The IocEtion ot the <br />residential sWcture and setbacks detailed cn the site �lan, dated February 14, 1997, is <br />approved with the following conditions: <br />1. Prior to issuance of buildinp pertnits, provide a pertnanent fence 12.5 feet from <br />the top of slope line. Post at least one environmentally sensitive area sign on <br />the fence. The fence may be a split-rail or other type fence approved by the <br />Planninp Department. The roquired signage is available from the Planning <br />Department. <br />2. Prior to issuance of building permits, a temporary erosion control silt fence must <br />be placed alonp the development side of the pertnanent buffer fence. <br />3. Provide a recorded Environmentally Sensitive Area Protective Covenant for the <br />buffer and steep slope area of the site. A covenant sample is available from the <br />Planning Department. <br />4. Compliance with all recommendations of the revised geotechnical study <br />pertortned by Earth Consultants Inc. dated February 10, 1997 is required. <br />These requirements inGude but are not limited to; no direct discharging of <br />collected runoff shall impact the slope, existinp vegetation on the slope areas <br />shall not be sipnificanUy disturbed and yard waste or compost shall not be <br />deposited on the slope. <br />5. Removal of exisGnp veqetaGon within the 12.5 foot buffer and slope areas is not <br />pertnitted except as approved by the Planning Department. <br />6. It appears that there is an existing drainage pipe on the site which may need to <br />be relocated for the proposal. This drain and all drains on the site or associated <br />with deveiopment proposal must be tightlined to the base of the steep slopes or <br />connected to an approved Ciry storm drainage system. <br />7. The 12.5 foot buffer area must be planted with naUve type vegetation such as <br />sword fem, Oregon grape, nootka rose etc. An approved buffer planting plan <br />
