Guardrails shall be 34" min., 38" max. above tread nosing, and shall <br />have intermediate rails or omamental pattem such that a 4" sphere cannot pass <br />through. <br />13. The minimum ceiling height for habitable spaces is 7'-6". The bedroom addition <br />' has a 7' —2" ceiling. <br />14. It appears that the room does not meet the minimum requirements for light and <br />ventilation. Provide min. 1/10"' of the floor for light with not less than 10 sq. ft., <br />and provide 1/20'" of the floor area for ventiladon with not less than 5 sq. ft. <br />1. Individual stafr treads shall be designed to support a 300 pound concentrated <br />load placed in a position that would cause a maximum stress. The stairs leading <br />to the addition are wobbly (only 2 stringers). <br />2. Risers shall not vary in height by more than 3/8 of an inch from the shortest to <br />the tallest riser. The risers on the stairs vary by more than 3/8 of an inch. <br />3. Guardrails are required to be placed at 34" min., 38" max. above the tread <br />nosing. Guardrail measures 32" above treads. <br />4. Handrails are required on stairs where 4 or more risers are present. Handrails <br />shall be 1-1/4" to 2" in diameter and shall be retumed to the wail. <br />5. Stairs are required to be minimum 36" wide. (measured 35" ) <br />6. The landing at the top of the stairs is sloped. <br />7. The U8C requires 1 square foot of ventllatlon for each 150 square feet of attic <br />area. Ventilation appears to be insufficient. No gable or eave vents were visible <br />from the eMerior, ridge vent was present. <br />8. The zoning code requires an interior connecGon to the addidon. You must be <br />able to go from one space to the other without leaving the heated envelope of <br />the structure. The altemate opdon would be to create an accessory dwelling <br />unit. The planning department has a process that you would have to go through <br />to create an accessory dwelling unit. <br />9. The new addition was finished. There was no access to the structural members <br />to verify that the minimum code requirements are met for gravity loads, header <br />size, studs, floor joists ceiling joists, roof rafters, blocking etc. <br />10. Load paths through the building to the foundadon could not be verified. <br />11. Washington State Energy Code (WSEC) requirements could not be verified. <br />Insulation requirements are as follows; Ceiling R-38, Walls R-19, Floors R-30. <br />Windows are required to have a U-value of .40 or less. <br />12. The stairs going up to the addition pass in front of a large picture window. <br />Section 509 of the UBC requires that glazed sides of stairways be protected by a <br />fi " <br />
