The existing structure is approximately 1,600 square feet in area. The proposed accessory <br />dwelling unit is approximately 400 square feet in area. <br />5. The total number of persons who may occupy the principal and accessory dwelling <br />units combined shall not exceed the number of persons that are deflned by this Title <br />as a "family". <br />The applicant wiil have no more persons living on site than allowed by the definition of <br />"family". <br />6. Three off street parking spaces shall be provided for the principal and accessory <br />dwelling units. When the property abuts an alley, the off-street parktng space for the <br />swelling unit shall gain access from the alley, unless topogrephy makes such access <br />impossible. <br />There is an existing driveway on site which services an attached garage. There is adequate <br />area on site to accommodate three cars, when parked in the garage and in the driveway. <br />The single family appearance and charecter of the dwelling shall be maintained when <br />vtewed from the surrounding neighborhood. Only one entrence to the residence may <br />be located on any street side. <br />The new unit will be accessed by a staircase that is constructed on the rear of the structure <br />(east side). There is only one entrance visible from the street frontage. <br />8. Only one electric and one water meter shall be allowed for the entire structure, <br />serving both the principal and accessory dwelling units. <br />Additional permits for any additional meters shall not be authorized for this site by the <br />Planning Department. <br />9. The secondary and principai dwelling unit shall comply with all applicable <br />requirements of the Uniform Building Code as adopted or amended by the City. <br />Permits are requ�red by the Building Department for any changes, alterations or additions to <br />insure compliance with the Uniform Building Code prior to issuance. Prior to any new <br />construction on site a building permit must be applied for and approved by the City oi Everett <br />Building Department. The applicant has made application with the building department for <br />the construction work which already has occurred on site. These permits will be issued <br />upon issuance of this determination. <br />10. The owner of a single family residence with an accessory dwelling unit shall flle a <br />Owner Occupancy Certificate no later than April 1 st of each year. <br />The owner has submitted an Owner Occupancy Certificate which wili be required to be <br />updated each year within the timeframe established above. <br />11. A permit for an accessory dweliing unit shall not be transferable to any lot other than <br />the lot described in the applfcation. <br />A separate permit and approval would be required for any proposed eccessory dwelling unit <br />located at a siiz other than the subject property. <br />12. In addition to the conditions of approval required by thfs permit the �ccessory <br />dwelling unit shall automatically expire whenever: <br />Zi3 <br />
