(Zoniag Ordinance) Paragraph C, Minimum lot size and width for permis- sion to convert an existing single-family residence into a duplex on a lot that contains 48D0 square feet. The existing zoning provisions require 7500 square feet. Legal Description: North 15 feet o£ lot 15 and all of lot 16, Block 536 Plat of Miley Land Company's First Addition. Commonly ]:nown as 2401 State Street. After visually viewing the subject property and considering all the facts, it was moved by bir. Bartlett, seconded by Mr. Berg and unani- mously carried to deny the applicant's request for the follocaing reasons: 1. There was no evidence of hardship presented by the applicant. 2. There do not appear to be any exceptional cir- cumstances that do not apply to other proper- ties in the vicinity. 3. It appears that the applicant enjoys all the property rights oi those other property owners in similar situations.
