APRIL 7, 1975 <br />; <br />l, The regular meeting of the City oi Everett Board of Adjustment was called <br />to order at 7:30 p.m., April 7, 1975, in the City Hall Council Chambers, <br />City Hall, Everett, Washington. <br />� <br />Mr. Graf£ presided; Mr. Bartlett, Mr. Berg. and Mr. IIaird were present. <br />Mr. Cronin was absent. <br />A hearing was held on the application of Robert Royce, 5122 ;ound Avenue, <br />Everett, L9ashinaton, for a variance from Section 15.04.090 E.C.C. <br />(Zoniag Ordinance) Paragraph C, Minimum lot size and width for permis- <br />sion to convert an existing single-family residence into a duplex on <br />a lot that contains 48D0 square feet. The existing zoning provisions <br />require 7500 square feet. <br />Legal Description: North 15 feet o£ lot 15 and all of lot 16, <br />Block 536 Plat of Miley Land Company's First <br />Addition. Commonly ]:nown as 2401 State Street. <br />After visually viewing the subject property and considering all the <br />facts, it was moved by bir. Bartlett, seconded by Mr. Berg and unani- <br />mously carried to deny the applicant's request for the follocaing reasons: <br />1. There was no evidence of hardship presented by <br />the applicant. <br />2. There do not appear to be any exceptional cir- <br />cumstances that do not apply to other proper- <br />ties in the vicinity. <br />3. It appears that the applicant enjoys all the <br />property rights oi those other property owners <br />in similar situations. ' <br />A hearing wa.,held on the request of the North Cungregation of Jehovah's <br />Witnesses, 1716 Cedar, Everett, Taashington, for a varian�e from Section <br />15.04.090 (Zoning Ordinance) Paragraph E, yard requirements for per- <br />mission to construci a church with a front yard setback of fourteen <br />(19) feet rather than the twenty (20) feet the ordinance requires. <br />Legal nescription: I,ots 1, 2, 3 and 29, 30, 31, and 32 Block <br />560 Mitchell Land and Improvement Company's <br />First Addition. <br />General Location: Northeast corner of 26th and Summit. <br />Aiter revie�aing the subject property and considering all the facts it <br />was moved by Mr. IIerg, seconded by Mr. IIaird and unanimously carried <br />to grant the applicant's request for the following reasons: <br />
