Install reinforced concrete <br />footing and concrete A1�aC�k foundation wall at perimeter of <br />house, to replace existing posts and piers according to Code. <br />0:• south and west sides of partial deeper basement area, in- <br />s:all the footing at basement grade. In this area, form and <br />p�ace 6" concrete foundation wall instead of block wall, re- <br />placing existing partial brick wall and creating retaining <br />wall. Construct new concrete steps at rear entrance to ba3e- <br />ment. Footing: minimum 18" below grade, 6"x12" with two N4 <br />reinfoc•cing bary. Wall: 6" block up to sill plate, with one <br />M4 bar placed vertically 48" o.c. and one M4 bar continuous. <br />Grout all cells containing reinforcing bars. Run neW founda- <br />tion wall straight acroas west end of house, creating new ex- <br />terior wall where rear addition is removed. At northeast <br />curner, run new foundation wall out around perimeter of front <br />porch. Install new pressure-treated aill beama to replace <br />any that are infested or rotted. Tie down with minimum 1/2" <br />anchor bolts, embedded minimum 7" into concrete and placed <br />not more than 6' apart with at least two bolta per piece <br />witliin 1' of ends. Install acreened ventilation openings in <br />foundation wall with net area of at least l/150 of the <br />underfloor az•ea, and giving good crosa ventilation. Install <br />new water table, one-by cedar band-board trim below, and bev- <br />eled cedar siding to cover expoaed sill beam and other fram- <br />ing. <br />Within foundation perimeter, replace post and pier system. <br />In:;tall 6"x6" preasure treated posts on 16"x16" pier blocks <br />un undi3turbed aoil to replace all existing brick piers. <br />Wher� brick piera are replaced at the edge of excavated area, <br />bottom of new pier blocks ahall be at grade of floor of exca- <br />vated area. Remove any rotted or infested beams and replace <br />with new pressure treated materials. Install 90 lb. felt <br />moisture barriers between piers and posts. <br />3nsta1l tao concrete pads at least 3" thick at base of each <br />set of rear porch steps, at least the width of steps, extend- <br />inq under stair jacks to prevent earth-wood contact, and ex- <br />tending 36" out from bottom step. <br />Levelinq: Jack up or lower floors to bring to reasonable <br />level. Since floors are substanially out of level, cracking <br />of plaster is expected. Front porch shall be 'sloped ap- <br />proximately 1/8" per foot away from house. <br />Patching and Finishes: In all areas where existing walls and <br />ceilings have been cracked, or otherwise damaged in the <br />caurse of the contract work, plaster patch and prepare fur <br />paint, with surfaces to match ad�oining areas as closely as <br />possible. Seal unaealed wallpaper with shellac, in prepara- <br />tion for painting. New vinyl floorinq and new carpet shall <br />
