Typicallyr we have found that vehicles tend to park in driveways <br />leading to a garage. Apparently, this practice is caused by vehicle <br />maintenance (oil change, etc.) outside of buildings; guest and/or <br />delivery parki�:g; garages that are used for storage of items other <br />than vehicles; and remodeled garages into living areas. if tt.ese <br />typical kinds of events happel at 609 Tamarack, it is reasonable to <br />expect illagal parking to occ�r on Morgan Road (where the garage is <br />pmposed). The illegal parking, if it should occur, (now or by some <br />future owner) will obstsvct pedestrian flow on Morgan Road causing <br />pedestrians to walk in the street. <br />2. A Afadison Elementary School pedestrian route is located on Morgan <br />Road on the other side of the street at this location. Zn addition, <br />Morgan Road on lwth sides contains an average pedestrian flow for a <br />single family residential area. <br />3. Prom the information available to us at this time, it would appear that <br />the intended remodeling project caill involve a cost to the developer <br />in excess of 50$ of the value of the existing building value. <br />Ir^ this is correct, the developer will be required by o':dinance, to <br />install street improvements, concrete sidewalks�i•urbs a�.: vtters on <br />the total abutting property (both on Tamarack and Morgan Road) at a <br />distance of 18 feet from t]ie centerline of those streets. <br />Tlie result of a variance would mean that the garage door would be 6-1/2 <br />feet from the back edge of the sidewalk. <br />4, If the Hoard shoul:i elect to grant the varianceo it is strongly <br />recommended that t]�e variance Ue subject to placing and maintaining an <br />approved sign on t]ie garage door rnading "No Parking in Driveway". <br />CIS:is/54 <br />
