. <br /> ( � � <br /> PLANNING DIRECTOR DECISION <br /> Review Process II �r?5-029 <br /> October 29, 1998 <br /> The City of Everett Planning Department grants approval of a request by Jari <br /> Williams to construct a rockery up to eight feet high along the rear and side <br /> property lines and a rockery up to three feet high along the front property line <br /> 4404 Thomson with the following conditions: <br /> 1. Obtain a Public Works permit. <br /> 2. Rockeries shall conform to standard plan #324 A and Section 3-15 of the <br /> City of Everett Design and Construccion Standards and Specificaticros for <br /> �evelopment. <br /> Section 39.150 of the Zoning Code allows rockeries and retaining H�alls in <br /> required building setback areas if the rockery or wai: is; <br /> a. not being used for direct structural support of a building; <br /> b. is reasonably necessary to provide support to a cut or slope; <br /> c. wili not obstruct or interfere with the visior of vehicles or pedestrians using <br /> the street or driveways; and <br /> d. is 36" in height or less. <br /> In situations where it is necessary to build a rockery or retaining wall higher than <br /> 36" within 'he building setbacks, ihe Planning Director may authorize a higher <br /> rockery or retaining wall using Review Process II. <br /> The Planning Director approved the additional height based on the following: <br /> The subject property has an existing slope of approximately 34%. The ,rockeries <br /> are necessary to access the property with a driveway and to create some level <br /> yard area. <br /> The applicant or adjacent property owners may appsal the Planninc� Director's <br /> decision within 14 days of the date of this decision. Appeal forms a�e available <br /> from the Planning Department and must be submitted along with the required <br /> fding fee.
