INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but are <br />associated with cther laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submitta: for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, <br />please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding <br />appeals processes for the requirements listed in this document. <br />1. Access - The International Fire Code requires that all 'N structures shall provide Fire Department <br />access roads to within 150 feet of all portions of the g. Lind floor. Fire Department access roads <br />(Fire Lanes) shall provide a minimum of 20 feet in wid.,i of unobstructed, paved driving surface with <br />a minimum clear height of 13'6". Fire Lanes will be posted and maintained as equired by the Fare <br />Department. <br />Bollards at the NW corner of the fire lane must have Knox locks. <br />2. When access to or within a structure or an area is unduly difficult because of secured openings or <br />where immediate access is necesspry for life saving or fire -fighting purposes, the Fire Department <br />may recommend or require a ku, x to be installed in an accessible location. A rapid entry system <br />may also be desirable in order to .joid unnecessary damage while making entry to any building <br />during an emergency situation. <br />Please call (425) 257-8123 for further information. <br />3. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall be <br />identified by red curbs with white stenciling stating "NO PARKING - FIRE LANE" and vertical signs <br />,tating "NO PARKING - FIRE LANE TOW AWAY ZONE." Location shall be approved by the Fire <br />Marshal. <br />This applies to western surface parking and the Campus Main Street. <br />4. Premise Identification - Premises shall be clearly identified by the correct address at the street entry. <br />Buildings shall be clearly identified so as to be visible and legible from the access road. Individua! <br />apartments and suites, where applicable, shall be clearly and legibly identified frorm the access road. <br />5. PREMISE IDENTIFICATION AND ALL REQUIRED FIRE DEPARTMENT ACCESS ROADS AND <br />FIRE HYDRANTS SHALL BE IN SERVICE PRIOR TO COMMENCEMENT OF CONSTRUCTION. <br />6. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every structure. <br />Location of the hydrant(s) shall be approved by the Fire Marshal. <br />7. Based upon 85,630 square feet of Type III-B, sprinklered construction, the fire flow requirement is <br />3,125 gpm. <br />8. Portable Fire Protection - A portable fire extinguisher with a minimum U.L. rating of <br />2 A:10-B:C shall be provided within 75 feel of travel on all floors of each building during construction <br />and prior to occupancy. <br />4 <br />10 <br />
