Zone X refers to those prop <br />outside the extent of the 500 year'flood. <br />Conclusion: Flood plain requirements do not apply. <br />Public Iiealth, Safety, and GeneLal Welfare - Evaluation <br />of the proposed subdivision to determine whether the <br />public health, safety, and general welfare has been <br />served. <br />Finding: The public health, safety, and general welfare <br />are addressed through the conditions of approval stated <br />in this report. � <br />Conclusion: The public health, safety, and general <br />welfare have been served. <br />J, Public Use and Interest - Evaluation of the proposed <br />short subdivision to determine whether the public use and <br />interest are served. <br />Finding: The proposed short subdivision would create one <br />additional lot which could accommodate up to two dwelling <br />units. <br />Conclusion: The public use and intexest have been <br />served. <br />NOW, TIIEREFORE, the Cit rett hereby GRANTS <br />PRELIHINARY APPROVAL of Short Subdivision 27-91 with the <br />following conditions: " <br />1. Lot design/configuration for this short subdivision shall <br />/ be as shown on the Preliminary Short Plat map on file <br />� with the Planning Department. Any changes in the <br />desiqn/configuration of the lots or access will require <br />approval by both the Public Works and Planning <br />Departments. <br />2. <br />A 14-foot paved driveway within a 20 foot aasementroval <br />be installed per City Standard 3.6 before final app <br />may be qranted. <br />There shall be a recorded easement agreement between all <br />lots for access and utilities. The easement shall <br />provide perpetual access to all lots for ingress, egress, <br />and all utilities including telephone, television cable, <br />ga.s, water, sewer, and drainage. and mainten nce aof <br />provide for installation, repair, <br />utilities together with right of ingress and egress for <br />such purposes. <br />4. The applicant must provide an easement document that is <br />acceptable to the City settinq forth the method and <br />responsibility for maintenance of the easement drive. <br />� 5.
