Everett <br /> lattid <br /> /,111r—a-7 PUBLIC WORKS AI-America City <br /> ENGINEERING/PUBLIC SERVICES DEPARTMENT 1111 <br /> 2002 <br /> ADMINISTRATIVE ACTION <br /> DATE: June 7, 2005 <br /> LOCATION: Jasmine Court, 510 75th Street <br /> SUBJECT: Code change duringproject construction. <br /> ACTION: To mitigate the 5% of unprotected openings shown on the eastern <br /> exterior wall, the building will be constructed as Type V-A. <br /> CODE: 1997 UBC and 2003 IBC <br /> FINDINGS: <br /> • The project was originally permitted as two buildings under the 1997 <br /> Uniform Building Code. The first building (A) was built, the second <br /> building (B) was begun and only the foundation was completed. The <br /> permit has since expired. <br /> • A new permit for Building B was applied for under the 2003 International <br /> Building Code. The plans have been reviewed for changes between the <br /> codes. As originally submitted, the building could have unprotected <br /> openings where the exterior walls were at least 5 feet from the property <br /> lines. The building has (approximately) 15% unprotected openings in its' <br /> eastern wall. The 2003 IBC Table 704.8 only allows 10% of openings to <br /> be unprotected at that distance. <br /> • The building was originally required to be of Type V 1-Hr construction; the <br /> current allowance would be that the building could be of Type V-B <br /> construction.
