The patio cover is considered accessory.The SFR was noted to have an area of 1,296 SF. 75%of <br /> 1,296 SF= 972 SF.The existing carport and garage/shop combined total of 1,464 SF, which already exceeds the <br /> maximum allowed under the zoning code. Additional accessory space cannot be permitted for this property. <br /> Second, there are wetlands in the area and potentially on the subject property, but certainly a portion of the back yard <br /> of the property is located in a wetland buffer from the adjacent wetland to the west (1904 and 1826). I have researched <br /> the properties in the area and have attached some information of the nearby category II wetland.Any development on <br /> properties with wetlands or wetland buffers are required to submit a critical area study. In the least, a category II <br /> wetland requires a 75 foot buffer with an additional construction setback of 10 feet.The code requires that fencing may <br /> be required along the buffer's edge and that a critical area covenant be recorded on the property. <br /> Third, the rec room is considered living space and must meet a 20 foot rear setback (21 foot setback in order for a survey <br /> not to be triggered to identify the rear property line).The rec room is proposed 19.5 feet from the rear property line.
