These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11" x 17". 1. There shall be a landing or floor on each side of each exterior door. The width of each landing shall not be less than the width of the door served. Every landing shall have a minimum dimension of 36 inches measured in the direction of travel. Exception: A landing is not required where a stairway of two or fewer risers is located on the exterior side of the door provided the door does not swing over the stairway. (R311.3.2 IRC) Note: There shall be a floor or landing at the top and bottom of each stairway. The minimum depth in the directions of travel shall be not less than 36 inches (R311.7.6 IRC) 2. Provide smoke alarms per R314 IRC show requirements on plans. 3. Specify"energy credits" per table 406.2 of the WA State Energy Code (WSEC). Show on plans.
