Critical Areas Review MemO 2015 <br /> Focus Environmental LLC <br /> C 0 _Do3 <br /> August 31, 2015 <br /> TO: Jeff Gray <br /> Dynasty Homes Inc. <br /> Ron Allen <br /> Greater Northwest Realty <br /> FROM: Kristin Murray, M.S., PWS <br /> Focus Environmental LLC <br /> Focus.environmentalllc@gmail.com <br /> 360-483-6900 <br /> SUBJECT: 103rd St SW (Parcels 00538200005502, 00538200005501, 00538200005602, <br /> 00538200005601), Everett, Washington 98204 <br /> Wetland and Stream Reconnaissance Memorandum <br /> This memorandum documents the results of a critical area reconnaissance completed for <br /> Dynasty Homes and Greater Northwest Realty on September 26th and October 23rd 2014, on <br /> four parcels (parcel nos. 00538200005502, 00538200005501, 00538200005602, <br /> 00538200005601) located just north of 103rd St SW and west of 21st Ave W in Everett, <br /> Washington (Figure 1). Specifically,the site is located within Section 23 of Township 28 North, <br /> Range 4 East. <br /> On September 26th and October 23r1, 2014, Focus Environmental LLC performed a wetland and <br /> stream reconnaissance on the aforementioned subject parcels. In addition, the forested parcel <br /> immediately east within approximately 50-feet was reviewed to ensure buffers were not present <br /> on the proposed project site. <br /> Existing Conditions <br /> Within the vicinity of the project, soils are mapped as Alderwood-Urban land complex, 2-8% <br /> slopes (55). Alderwood soils are non-hydric but may have inclusions of hydric soils including <br /> Terric medisaprists,Norma, and Mckenna soils (SCS 2014; USDA,NRCS 2014; Figure 2). A <br /> small palustrine scrub-shrub (PSS)wetland is mapped approximately 1,000 feet north of the <br /> project vicinity (USFWS 1996;Figure 3). The project site is bounded by residences to the north <br /> and west, 103rd St SW to the south, and a undeveloped parcel to the east. <br />
