The existing R-3 zoning and character of the subject area is consistent with the locational <br /> criteria of the Land Use Element of the Comprehensive Plan for the "Multiple Family, 20 - <br /> 29 Dwellings per Gross Acre." <br /> 20. Maintaining the existing zoning and amending the land use designation of the subject area <br /> from"Multiple Family 30-50 Dwellings per Gross Acre"to "Multiple Family, 20 -29 <br /> Dwellings per Gross Acre" are in the best long term interests of the subject in particular <br /> and the Everett community in general. <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1. The land use designation of the Land Use Map of the Everett Comprehensive Plan for <br /> the area bounded by Tower Street on the north, Lombard Avenue on the west, 10th Street on the <br /> south, and Broadway on the east, as depicted on the attached"Exhibit A, Map #1"as adopted by <br /> Ordinance#2021-94, is hereby amended from 1.2 "Single Family Detached, 5 to 10 Dwellings <br /> per Gross Acre" and 1.3 "Single Family Detached, 10 to 12 Dwellings per Gross Acre"to 2.2 <br /> "Colleges/Universities." <br /> Section 2. The"College" land use designation described herein in Section 1 shall be <br /> implemented using a master plan process to be implemented through the "Institutional" Overlay <br /> Zone rezone process provided for in the City of Everett Zoning Code, to be initiated by Everett <br /> Community College. <br /> Section 3. The land use designation of the Land Use Map of the Everett Comprehensive Plan for <br /> the area generally located on the east side of Broadway between Tower Street on the north and <br /> 10th Street on the south, as depicted on the attached"Exhibit A, Map #2" as adopted by <br /> Ordinance#2021-94, is hereby amended from 1.2 "Single Family Detached, 5 to 10 Dwellings <br /> per Gross Acre," 1.3 "Single Family Detached, 10 to 12 Dwellings per Gross Acre," and 1.6 <br /> "Multiple Family, 20 to 29 Dwellings per Gross Acre,"to 4.4 "Mixed Use Commercial - <br /> Multiple Family." <br /> Section 4. The land use designation of the Land Use Map of the Everett Comprehensive Plan for <br /> the area generally located on the southeast corner of 19th Avenue SE and 120th Place SE, as <br /> depicted on the attached"Exhibit A, Map#3" as adopted by Ordinance#2021-94, is hereby <br /> amended from 1.6 "Multiple Family, 20 to 29 Dwellings per Gross Acre,"to 4.3 "Office." <br /> Section 5. The application of Washington Services, Inc. to amend the land use designation of <br /> the Land Use Map of the Everett Comprehensive Plan for Lot 3 of Seaway Center from 5.4 <br /> "Office and Industrial Park"to 1.1 "Single Family Detached, 3 to 5 Dwellings per Gross Acre," <br /> is hereby denied. <br /> Section 6. The land use designation of the Land Use Map of the Everett Comprehensive Plan <br /> for the residential area located north of Pacific Avenue, west of Nassau Street, and south of Wall <br /> Street, as depicted on the attached"Exhibit A, Map #4" as adopted by Ordinance#2021-94, is <br />
