.44/177 <br /> ORDINANCE NO. 01333 ' 9F <br /> An Ordinance of the City of Everett Amending the Zoning Regulations in Use-Standards Table <br /> #18-07 of the B-2 Zone (Community Business) and Use-Standards Table #19-03 of the B-2(B) <br /> Zone (Office) of Ordinance #1671-89, as amended by Ordinance #1811-91 and #1848-92, to <br /> Allow Residential Use Without a Mix of Permitted Commercial Uses. <br /> WHEREAS, the City Council adopted Ordinance #1671-89, establishing a new Zoning Code <br /> for the City of Everett; and <br /> WHEREAS, the City Council has amended the Zoning Code from time to time; and <br /> WHEREAS, Ordinance #1671-89, as amended, contains regulations allowing residential use in <br /> the B-2 Zone and B-2(B) Zone when part of a mixed use development containing at least 25% <br /> of the gross floor area in another permitted commercial use; and <br /> WHEREAS, the Land Use Element and the Housing Element of the City of Everett Growth <br /> Management Comprehensive Plan call for an amendment to these zones to allow residential uses <br /> without a mix of permitted commercial uses; and <br /> WHEREAS, the Regulatory Review Committee recommended that the Planning Commission <br /> approve the amendment to these zones to allow residential uses without a mix of other <br /> permitted commercial uses; and <br /> WHEREAS, the Planning Commission held Public Workshops and Public Hearings to <br /> consider the recommendations of the Regulatory Review Committee on February 14, 1995; <br /> May 16, 1995; and December 19, 1995; and <br /> WHEREAS, the Planning Commission did consider public testimony concerning the proposed <br /> changes to the B-2 and B-2(B) zone regulations, and has recommended that the City Council <br /> make changes to these zones to allow residential uses without a mix of other permitted <br /> commercial uses; and <br /> WHEREAS, the City Council finds: <br /> 1. The proposed amendments to the B-2 and B-2(B) Zone regulations are consistent with <br /> and implement the policies of the Everett Comprehensive Plan; <br /> 2. The proposed amendments to the B-2 and B-2(B) Zone regulations bear a substantial <br /> relationship to the public health, safety and welfare; and <br /> 3. The proposed amendments to the B-2 and B-2(B) Zone regulations promote the best <br /> long-term interests of the Everett community; <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br />
