• <br /> EL/E?ETT <br /> ORDINANCE NO. 2096-95 <br /> An Ordinance Amending the Zoning Code Regulations for the Planned Development Overlay <br /> Zone, Amending Section 29 of Ordinance No. 1671-89 (EMC 19.29). <br /> WHEREAS, the City did adopt Ordinance No. 1671-89 establishing a new Zoning Code which <br /> became effective on January 13, 1990; and <br /> WHEREAS, said Ordinance established regulations for the Planned Development (PD) Overlay <br /> Zone; and <br /> WHEREAS, the City Council finds that the zoning regulations for the Planned Development <br /> Overlay Zone should be amended to encourage the development of mixed use proposals that are <br /> located in more than one zone district; and <br /> WHEREAS, the City Council finds that the proposed revision to the Zoning Code regulations for <br /> the Planned Development Overlay Zone are consistent with the Everett Comprehensive Plan; bear a <br /> substantial relation to the public health, safety and welfare; and promote the best long-term interests <br /> of the Everett Community. <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1: Section 29.030 of Ordinance #1671-89 (EMC 19.29.030) which reads: <br /> Minimum lot area. <br /> A. . The minimum lot area required for property proposed for a PD planned development <br /> overlay zone shall be: <br /> 1. B-3 zone - one-half acre; <br /> 2. M-1 zone - twenty acres; <br /> 3. M-2 zone - five acres; <br /> 4. All other commercial or industrial zones - two acres. <br /> B. The PD planned development overlay zone may not be applied to any residential zone. <br /> is hereby amended to read: <br /> Minimum lot area. <br /> A. The minimum lot area required for property proposed for a PD planned development <br /> overlay zone shall be: <br /> 1. B-3 zone - one-half acre; <br /> 2. M-1 zone - twenty acres; <br /> 3.
