Rosewood Park Short Plat <br />PFN 00 100881 <br />III. Summary: <br />The projEct site for this proposed plat is a 3.51 acre parcel located on the <br />southwest quadrant cf the intersection of 104th Street SW in and Rosewood <br />Avenue in Everett, WA. 7he parcel is a portion of the SE 1/4 of the NW 1/4 of <br />Section 23, Township 28N, Range 4E, W.M. in Snohomish County. The site at <br />present has one single-family residence located adjacent to Rosewood Avenue <br />on the southeast side of the property. A Type IV stream runs through the <br />approximate center of the property in a west to east direction, and associated <br />wetland has been delineated along the stream. The proposed rezone/site <br />development plan consists of two lots, with each of the two lots being used for <br />constr�ction of multiple duplexes. <br />Two 20' access drives from Rosewood Avenue will be used to access the <br />property, with one drive into the north portion and one drive into tne south portion <br />of the property. Storm drainage control will be provided by piping of roof runoff <br />and by overland drainage of lawns to yard drains. Flows are then conveyed <br />through storm d� ains to a detention facility. There are some portions of the <br />property that are too low in elevation to be drained to the detention facilities, and <br />it is proposed that those areas be bypassed. Please note that all bypassed <br />areas have been calculated, and the stormwater runoff volumes from the <br />bypassed areas have beei� added into th� detention volume quantities as <br />compensation for the bypass. <br />For the case where detention occurs in vaults, storm water is discharged through <br />restrictors and then conveyed through a storm drain pipe to bioswales. For the <br />case where the detention pipe beneath the street is us�d for detention (used for <br />Basin "C"), the water is also released through a restrictur, but water quality is <br />provided by two feet of dead storage in a 6' diam�ter pipe. <br />A sanitary sewer already exists in 104th St SW and in Rosewood Avenue, and a <br />new sewer line from Rosewood Avenue will be routed into both the north portion <br />and the south portion of the property via a 15' wide accesslutilities easement. <br />Water service will be provided by installing a waterline that loops through the <br />property and then connects to the existing waterline in 104th St SW and in <br />Rosewood Ave. Two new fire hydrants are proposed along the loop line through <br />the property. <br />0 <br />
