B59674, B59674, B59676 <br />October 13, 1998 <br />Page 2 of 9 <br />J' Each of the three buildings has an area separation wall dividing them, in effect creating two <br />`buildings' on top of a third (the garage): the plan left building (A), and plan right building (B). <br />Building A is not within allowable area without the use of open yards on Avo sides per Section <br />505.1. Building III -A cannot comply with the open yard requirement as it only has one useable <br />open. yard. The Area separation.wall within Building III should therefore be relocated from <br />construction line 6.6 to line 4.5. <br />07'.The assumed property line between all buildings on site sho tld be shown on the site plan (with <br />critical distances called out) in order to review the exterior wall and opening protection per Table <br />5-A and area of openings per Section 503.2.2. Note that the requirements for all different types <br />of construction must be met. <br />Occupancy <br />U The stair shafts penetrate the three-hour horizontal occupancy separation between the Type I and <br />v V-one hour buildings. The stair shaft should be constructed of three hour fire -resistance with <br />three hour -fire rated doors at the garage level portion of shaft to complete the occupancy <br />separation. An alternative would be a two-hour stair shaft with 90-minute opening protection, <br />however the stairs at the garage level would be required to be constructed of steel, or concrete. <br />Sections 302.3, 311.2.2.1, & 602.4 <br />It should be verified that the floor of the garage drains to an approved oil separator or trap <br />/ discharging to sewers in accordance with the Uniform Plumbing Code. Section 311.2.3.1 <br />'le It should be specified that water resistant gypsum board backing will be installed behind tub or <br />shower enclosures but will not be installed on the ceiling as the framing exceeds 12" o.c.
