LDC
THE CIVIL ENGINEERING GROUP
Memo
Commercial
a9
infrastructure
To: City of Everett Residential I
From: Dan Carmody, P.E.
CC: HPD Investments, LLC
John Mirante
Date: October 17, 2013
Re: HPD Investment Site
0
Based on the City's comments on the Targeted Storm Drainage Report prepared for the HPD a
Investment Site in Everett, WA, and dated October 10, 2013, the project must address the o
City of Everett's Public Works Director Interim Policy#2-11, "Stormwater Control in the
Combined Sewer Area" (Policy). The Policy primarily modifies the minimum requirements of
the City's 2010 Stormwater Management Manual to require modeling of the existing conditions
as the actual existing site conditions, not a forested land cover.
Since the existing site is nearly completely impervious in the existing condition, flows from
the additional 2,200 sf of impervious area will be negligible. The flows may increase from
this site by approximately 3% on average due to the increase in impervious area. Any flow
increase will be attenuated via the approximately 450 foot flow path to the nearest catch
basin. Therefore, there is not anticipated to be any increase in combined sewer overflows or
impact to basement flooding in the combined sewer area.
4303
o,
LciL
C1.
N
67
67
in
L
O
N
ct1
V'
Engineering ABOVE the Standard
