(ECI) at the Zakos Property, 1011 - 39"' �I <br /> Street, f_verett, Washington. The generai location of the site is shown on the Vicinity Map, II <br /> Plate 1 . � <br /> The subject site contains an existing single-family residence that ovas constructed in 1989. I <br /> The three-story residence has a basement level that daylights to the north. The existing I�� <br /> restdence is of relatively liglitly IoaUed wood-frame construcuon witi� a combination ot I <br /> slab-on-grade and wood joist iloor systems supported on conventional foundations. I <br /> The site contains an approximately si�;ty 160) foot ong, four to six foot higli, northeast• I <br /> trending railroad tie landscapinc� wall located approximately fifteen (15) feet to the north of ' <br /> the residence. The landscaping wall supports up to approximatel; eight feet of very loose � <br /> fill. The fill area creates a relatively level backyard area for the existing residence. It is our <br /> understanding the landscapir.� wall ��vas constructed around the same lime as the <br /> residence. The founua�iun desiyn for the wall was not available, however, the wall <br /> appears to be founded on shallow cuncrete footings that are visible along the base of the <br /> wall. The v��all appears to be laterally restrained bv tiebacks extending back toward the <br /> residence. <br /> The north and east sides of the residence contain a wrap-around deck that �xtends out I� <br /> over the adjacent slope areas. i� <br /> Al tlie tiine of our stuely, tlie eastern lialf of tlie liinber landscapiny wall �,rvas rotated <br /> downslope and portions of the soil backfill on the upslope side of the wall had washed out , <br /> leaving an approximately twenty-(our (24) inch diameter hole. It is our understanding the i <br /> wall rotation was present in 2000 �vhen ihe current owners purchased the property, however <br /> it is not known when the rotation occurred or if it is the result of a gradual, on-going process. �� <br /> The wall rotation and associated settle�nent have also alfected two deck supports on the <br /> nortlieast corner of tlie residence tliat appear to liave settled and moved laterally Jownslope. <br /> Earth CUnSu�tdnL, �na � <br />
