Provide landscaping in areas shown on the approved landscape plan, <br /> dated February 27, 2002. <br /> 2. The Applicant must also post a perFormance bond and warranty bond <br /> for all required landscaping improvements on the subject site. <br /> Back4round <br /> Findin4s: <br /> The City of Everett Planning Department received an a,r,plication from Tiz's Door � <br /> Company ta allow a "modification of landscape requiraments" for required <br /> perimeter landscaping on a oortion of the subject propert;� lo�ated along <br /> McDougall Avenue and 39`h Street. The Zonin,o, Code requires that a landscape <br /> strip a minimum of ten (10) feet wide be provided along perimeter lot lines on the <br /> subject site. Type III landscaping must be provided in these areas, including <br /> trees spaced at intervals no greater than 30 feet on center, shrubs and � <br /> groundcover. The Zoning Code also requires interior landscaping in the parking <br /> lot based upon the number of parking stalls. Note: No interior landscaping is <br /> required in the parking areas for the proposed 4 (four) parking stalls. The <br /> proposal is to provide a total of 2,714 square feet of perimeter landscaping along <br /> McDougall Avenue and 39`h StrPet. The existing site is locate�i in a C-2 zone and <br /> the Applicant is proposing a 3,200 square foot warehouse building which will be <br /> located between a large manufacturing facility to the west and a vacated street to <br /> the south and the 4151 Street/I-5 exit to the east. There are a number of <br /> restrictions including I-5 fencing, guardrails and existing stre�, paving which limit <br /> the amount of area available along the subject street frontages for perimeter <br /> (/L <br />
