Roberts <br /> Director <br /> PLANNING DIRECTOR Df_TERMINATION <br /> Review Process ! #6-98 <br /> Landscape Niodification <br /> The City of Evereft Planning Department grants approval of a request by Kim Henderson, 915 <br /> 61st Ave. SE, Everett, WA 98208 for a landscape modification for the property located zt 2415 <br /> 40th Street SE with the following conditions: <br /> 1. Provide evergreen tree plantings along the north, east and south property lines of the <br /> site. Ttie tree plantings along the south side may be within the public right-of-way <br /> adjacent to the property line. A right-of-way use permit may be required, contact Paul <br /> McKee at 257-8810. <br /> 2. Trees to be planted must be a minimum of six foot high at the time of planting and <br /> spacing of trees no greater than twenty feet on center. <br /> The Planning Director approved the landscape modification based on the follo�ving: � <br /> The subject property is located in the C-2, Heavy Commercial/Light Industrial zone. The <br /> subject property is located on a dead and unimproved street and is also adjacent to Burlington <br /> Northern Railroad. The applicant proaoses to provide hearty evergreen tree species that serve <br /> as aesthetic screening for subject property. <br /> Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director, using <br /> Review Process I, the authority to modify the required landscaping if the applicant proposes an <br /> alternative method of landscaoing that would achieve the intent and purpose of the landscaping <br /> required in this Ordinance and in which the Planning Director determines to "provide superior <br /> quality through the use of native veget�tion existing on site, preservation of groves of trees, ... <br /> or through other means . Review Process I is a written decision by the Planning Director which i <br /> �� <br /> approves, disapproves, or approves with conditions the proposai of the applicant (Section <br /> 42.090). <br /> The applicant may appeal.the Plannina Director's decision within fourteen (14) calendar days of <br /> the date of this decision. Appeal forms are available from the Planning Department and must <br /> be submitted along with the required filing fee.
