Provide evergreen tree plantings along the north, east and south property lines of the site. Ttie tree plantings along the south side may be within the public right-of-way adjacent to the property line. A right-of-way use permit may be required, contact Paul McKee at 257-8810. 2. Trees to be planted must be a minimum of six foot high at the time of planting and spacing of trees no greater than twenty feet on center. The Planning Director approved the landscape modification based on the follo�ving: � The subject property is located in the C-2, Heavy Commercial/Light Industrial zone. The subject property is located on a dead and unimproved street and is also adjacent to Burlington Northern Railroad. The applicant proaoses to provide hearty evergreen tree species that serve as aesthetic screening for subject property. Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director, using Review Process I, the authority to modify the required landscaping if the applicant proposes an alternative method of landscaoing that would achieve the intent and purpose of the landscaping required in this Ordinance and in which the Planning Director determines to "provide superior quality through the use of native veget�tion existing on site, preservation of groves of trees, ... or through other means . Review Process I is a written decision by the Planning Director which i �� approves, disapproves, or approves with conditions the proposai of the applicant (Section 42.090). The applicant may appeal.the Plannina Director's decision within fourteen (14) calendar days of the date of this decision.
