The <br /> duplex, which was later converted into a triplex, was built in 1967. The lot is <br /> approximately 10,650 square feet in area, and is located within an R-2 zone. <br /> Background: Municipal Code Section 19.48.020 ailowed for the conversion of <br /> structures within the R-2 zone when in compliance with the following standards: <br /> • No dwelling structure shall be converted unless the same shall contain a � <br /> minimum of eighteen hundred square feet of gross floor area convertible to <br /> living quarters, which sum excludes basement and open attic; <br /> • Dwelling structures to be converted shall have a lot area of not less than <br /> seventy-five hundred square feet and this lot area shall be the minimum <br /> raquirem2nt for two-family dwellings; provided however, that an additional <br /> twenty-five hundred square feei shall be provided for each dwclling unit in <br /> excess of lwo; <br /> . No dweliing unit shall hav� less tfian four hundred square feet of floor area <br /> plus a ki::lien and a bath after a conversion; <br /> • There shall be no structural r,hange in the exterior of the slructure other than <br /> required for ingress and egress to each apartment or dwelling unit to be <br /> converted; <br /> . Off-street parking sliall be provided as specified under Chapter 19.40. <br /> The City of Everett Zoning Code has subsequently been amended, and no longer has a <br /> provision for conversions within the R-2 zone. The use of the structure at the above <br /> referenced address as a triplex would be considered a non-conforming use. <br /> Conclusion: Based upon the information provided by the applicant it appears that the <br /> triplex use was established prior to January 13, 1990, the date on which the Zoning <br /> Code was amended to eliminate the conversion procedure.
