Documcni our fin�in�s.nb,cn�auons, and conclusions in a rcport. <br /> � <br /> 5I'I'G CONDI'1'IONS <br /> � Surface Conditions <br /> The project site is approximatcly 0.17 acres in size and has maximum dimensions of approximately l00 <br /> 9 fect in the east-�i�est direction and 75 fcet in the north-south direction. Access to the site is provided by an <br /> alley Uetween Commercial Avenue and Colby Avcnue, which ends at the southwest comer oi the site. <br /> i7�hc site is bordcred to thc ���es[and south by single-family residences, to the north by undeveloped land, <br /> and to the east by a steep slope lcading down to Commercial Avenue, which has been com�erted to an <br /> interurban walking trail. A proposed layout of the project site is sho��m on the Site Plan in Figure 2. <br /> The site lics entircly on a slopc that drops approximatcly 50 certical feet from the south�cest c�mer to the <br /> noriheast comer. The steep sloae is approximately 30 to 40 feet high and h�s a slope of abaut 60 percent <br /> to 65 percent. We ha��e been informed that there is a sewer line to the west of the site within an easement. <br /> West of the eascment is the ncighUoring residential lot, which contains a 3-foot-high cancrete retainin:; <br /> wall Uordering the easement.
