CoWles: rnx:�za�zssar.z <br /> Your letter of February 15, 1991, has been forwarded to me for enforcement of <br /> zoning and subdivision regulations. <br /> I have revie�aed the subdivision in the field and building files, and met with <br /> Tir. McCourt and �ir. Clark. <br /> My research revealed that all of the conditions of the subdivision appear to <br /> have been met. 91so, a building permit has been issued for the construction <br /> of the accessory structure (Permit I125692). Escept for down spouts and roof <br /> drains, the permit is ready to be finalized. The permit drawin�s indicate <br /> that the required setbacks and lot coverage have Ueen coapli_ed with. The <br /> permit also indicates that this is a residential zone. <br /> �dith regard to the use of the structure, you are correct in saying that it may <br /> not be used for commercial purposes. During the meeting with Mr. McCourt and <br /> Mr. Clark, I learned that one or more garages of a subdivision is often used >� <br /> for storage until completion of the building phase of the project. This is to -� <br /> save time and money in transporting and storage of materials that will be used _� <br /> in the construction of the homes. There is no prohibition against this type ' <br /> of use until the project is coaplete. 9t this time, most all materials used <br /> by Select Homes for this project have been renoved from the accessory <br /> structure in question. The accessory structure may only be used for personal <br /> storage for such items as lawn furniture, camping equipment, etc. <br /> To further demonstrate that this structure will not be used improperly, Mr. <br /> Clark will construct a fence and a pedestrian gate along the panhandle of the <br /> north property line of 1025 49th Place S.W. The oridth of the gate will be <br /> kept at a maxiaum o£ sis (6) feet. There will be no storage of boats and no <br /> access for vehicles through the rear yard from Seahurst Avenue or the <br /> panhandle driveway at any time. <br /> The last issue discussed was that of plantings that need to 0o in along <br /> Seahurst Avenue. The conditions of the plat have been satisfied with regard <br /> to required plantings. fIowever., Mr. McCourt and the Everett Parks Department <br /> have agreed to put in additional plar_tings in mid—March.
