CONDITIONS
Surfacc Conditions
The general lication of the subjcct plat site is shown on Plate 1— Vicinity Map. The site is
situated on a moderate to sieep, predominately northedy-declining hillside. As shown on Plate 2
— Partial Sitc Plan, Lots 5, 6 and 7 of the plat are bounded by Sca Breeze Way to the east and
lying to thc cast of this strcet is a steep ravine with a creek at its bottom. Th terrain within these
lots generally slopes gendy to moderately northeasterly initially at about 7 to 27 percent grade,
then descends modcrately to steeply eastward at 30 percent or more down to Sea Breeze Way.
7'he lots are currenUy vacant and are covered with grass and weeds.
Gcologic Setting
"I'he Prcliminarv Surlicial Geolor:ic Map of thc Mukilteo and Fvcrctt Ouadranles Snohomish
Countv. According to this publication, the
suriicial soil unit at and in the vicinity of the subject lots is mapped as Esperance Sand (Q).
'I'he gcology of thc 1'uget Sound Lowland has becn modificd by the advance and retreat of
scveral glacicrs in the past and subsequent deposits and erosion. Thc latest glacier advanced to
the Puget Sound Lowland is rclerred to as the Vashon Stade of the Fraser Glaciation, which has
occurred during the later stages of the Pleistocene Gpoch and retrcated from the region some
14,500 ycars ago.
Thc 8sperancc Sand soil unil is composcd of proglacial tluial ouhvash deposits laid down tsy
slow-moving meltwuter streams finm thc advancing but distant Vashon glaciec It generally
consists of light-brown to light-gray, well-sortcd, fine-to-medium-graincd sand, with occasional
thin Ienses of silt or coarse sand and small gravel. In confined situation, the Esperance Sand
dcposits arc gencrally in dcnsc to very dense state and are quitc stable. Where exposed on slopes
devoid of vegetation, the Gsperance Sand deposits can be subjected to rainwash erosion and
LIU & ASSOCIATES, INC.
