�� <br />�� <br />� <br />December 2, 1974 <br />� <br />The regular monthly meeting of the City of Everett Board of Adju:�t- <br />ment was held at 7:30 p.m., December 2, 1974, in the City Hall <br />Council Chambers, City Hall, Everett, 4Jashington. <br />Mr. Graff presided. Mr. Berq, Mr. Cronin, and Mr. Baird were. <br />present. t4r. Ingram was absent. <br />The reading of the minutes of the previous meeting �,�ere dispensed <br />with. <br />A hearing was held on the applicatior. of D1r. Richard Almig, 8712 <br />Rivercrest, Everett, Washington for a variance from Section 15.04.100 <br />E.C.C. (Zcning Code) paragraph C, minimum lot size and width, for <br />permission to add an additional apartment unit in the basement for <br />a caretaker, plus an area for storage and a shop. Also, authoriza- <br />tion to provide a maximum of five (5) off-street parking stalls <br />rather than the minimum of eigl,.t (£3) off-street parking stalls as <br />required by Section 15.05.190 (Zoning Code) off street parking and <br />loading requirements. Lots 13 & 14, Block 487, Plat of Everett. <br />2325 Gr.and. Zoning: R-3 Diultiple Family Low Density Residence. <br />Mr. Almvig made the following statements: <br />1. The entrance to the apartment house is from the rear of,the <br />building sahich makes it difficult to prevent break ins. Also, <br />a great deal cf shrubs and landscaping have been destroyed <br />through vandalism. <br />2. By adding one more unit fur a caretaker it would offer the <br />protection that is needed for the apartment. <br />3. Even though eight (8) parking stalls are required by code <br />_- the existing five (5) parking spaces should be sufficient as <br />only four (4) are being used at the present time. <br />There was no further comments from tne audience. After visually <br />viecaing the subject pronerty and considering all the facts, it was <br />moved by Afr. Berg, seconded by Air. Baird, and unar.imously carried <br />to deny the applicants request for the following reasons: <br />1 <br />2 <br />There was no evidence of hardship presented by the applicant. <br />At the time of construction Mr. Almvig was aware that the <br />maximum apartrtient units allowed by square footage caas four <br />(9) and yet six (6) were built. <br />The hearing for hir. David Brandvold, who asked permission to divide <br />a tract of land into four (9) parcels, located at approximately <br />-- 4900 Vista Place, was postponed for an indefinite period. <br />A hearing was held on the application of the Southland Corporation, <br />doing busi?iess as 7-11 Food Stores, 10�115 13eardslee Blvd., Bothel, <br />R�aslii�ir,ton, for a variance from Section 15.09.120 E.C.C.
