A sewer is <br />available in Elm Street - a distance of approximately 200 feet <br />easterly of the proposed development. It is recommended that these <br />lots, if approved, be connected to the city sewer system. <br />Water <br />It is recommended that the developer dedicate a 10-foot-wide <br />utility easement along the west 'line of Lot 2 for the future <br />construction of a water line to connect Vista Place and Wood <br />Place. <br />Streets <br />Dedication and improvement of streets should be based upon the <br />anticipated growth within the immediate area.
