Additional revisions or additions may be <br />required by other departments (such as Utilities, Planning or Fire). All r=_ferences refer to the <br />(2009 International Building Code,) (2009 International Residential Code,) as amended by the <br />State of Washington and/or Washington State Energy Code 2006 Edition, and adopted by the <br />City of Everett, unless stated otherwise. <br />In order for the processing of your application to continue, it will be necessary to <br />provide the Building Division with two new complete sets of drawings reflecting the <br />corrections requested. <br />1. Provide foundation plan showing all footings. Show concrete pad (landing) at the <br />base of the stairs; minimum 36" in the direction of travel at least as wide as the <br />stairs. <br />2. Specify hold-down for post/footing connections, capable of resisting uplift and lateral <br />displacement. <br />3. Provide handrail per R311.7.7 IRC; show requirements on plans. <br />4. Specify nailing of 2x4 P.T, gussets at post/beam connection. <br />5. Detail connection of posts supporting guard on stringers. <br />6. Provide stair details showing maximum 7 3/a" rise, minimum 10" run. Specify <br />opening size at riser, tread, and guard triangle (6" sphere cannot pass through). <br />7. Provide framing plan; show joist size, direction and spacing, beam locations and <br />stringers. <br />8. Provide section view where ledger is attached to the exterior wall. Show how ledger <br />�s attached to the existing structure; include rim joist, joists, studs, top plates, <br />flashing and moisture barrier. <br />9. Decks shall be positively anchored to the primary structure and designed for both <br />vertical and lateral loads.
