Alderwood and Everett
soils are listed as non-hydric soil, while MukiReo muck is listed as hydric within Snohomish County.
The Natior.al Wetlands Inventory (NWI) map for this site shows Pigeon Creek and a pafustrine
forested wetland on the subjed property.
The Snohomish County Water Type Classification Map for this area shows Pigeon Creek located
along the west property boundary. This reach of Pigeon Creek is idented as a Type 4 stream.
The City of Everett Critical Areas Map identifies a stream of unknown classific2tion on the subject
property. The reach directly downstream of the on-site stream reach is identified as NS, indicating a
seasonally flowing stream per Ord. 2909-06. A wstland is also identified off-site to the north, and
associated with the NS reach of stream and pond.
Aerial photograpns of the site indicate a man-made pond off-site to the north. This pond was created
by constructing a man-made dam across Pigeon Creek downstream of the subjed property.
