Welcome ConsWction <br />17625 Northeast 65th SVeet <br />Redmond, Washington 98052 <br />SUBJECT: Easement - Lots 71. 76 & 77 <br />Powder Mill Highlands Division 2 <br />Dear Mr. Wright: <br />TO POSTIPti: �'2S-'n� <br />It has come to our attention that there is an easement discrepancy between the <br />as-built drawings and the recorded plat map for the plat of Powdermill Highlands <br />Division 2. <br />The as-built drawings indicate a 30' easement over portions of lots 76 and 77 <br />as dces the plat map. fIowever, the as-huilts indicate the easement lying 17' on lot 76 <br />and 13' on lot 77, while the plat map sSiows the easement spli[ equally, 15' on lot 76 <br />and 15' on lot 77 (see attached copies). This is a concem because the watermain <br />located on lot 76 is shown installed just 3' from the platted easement, which does not <br />allow sufficient room [o effect a repair to the line. We believe the easemen[ on the plat <br />map is in enor because it should have been positioned to reflect and encompass, with <br />proper setbacics, the location of the utiliti�s as they were installed in the field. To <br />conect this discrepancy the city will accept a new easement on our standard form <br />(enc:osed). The easement shall provide a minimum of 5' setback from the centerline of <br />the watermain to the building envelope fo; lot The locadon of the <br />watermain on lots 71 and 76 must be staked by, viegdTBescnphon must be � <br />prepazed by, a professional land surveyor prior to submission of the new easement. <br />Please take action to correct this matter as soon as possible.
