If the aqreed stipulation for street widening is <br /> placed on the variance, there is no objection on this proposal as it <br /> should mitigate extra parking demands placed on this neiqhborhood as <br /> a result of the new facility. <br /> Item �2 Stirling Short Plat Access Variance Request @ Ocean Ave. (Short <br /> Plat abutts SeaBreeze) <br /> It is the position of the Public [�'orks Department that the requested <br /> variance to a ��oot access is not allowed by the applicable ordinances. <br /> Should the B.O.A. rule contrary to that position, it is recommer.ded that <br /> the variance be granted subject to Ocean Avenue improvement commitments <br /> as set forth in the street improvement dorinance 555-78 . <br /> Ordinance 517-78 section 170 requires a surfaced all weather drive- <br /> way with provisions for public utilities. To provide such a driveway ivill <br /> involve a substantial rebuild of the double accesses which currently exist <br /> within the easement area. Engineering Drawing of the new access will he <br /> required if B.O.A. approves the variance reeuested. <br /> Item #3 Royce/6 Inch Setback Variance Request On Eaker @ California <br /> Baker Right-of-Way is 80 feet wide (providing 10 feet of property <br /> in excess of the standard right-of-way width) . It is not anticipated <br /> that the full 80 feet will be needed. <br /> It is important to point out that this is a request to place the <br /> structure within 6 inches of the property line anc', a survel to determine <br /> exact location may 2ie necessary. <br /> Item #4 Greenhalgh/One Foot Sidevard Variance Request On F,ast Drive <br /> South of Pecks <br /> This request is immediately across East Drive from D±adison Elementary <br /> Schoo:'.. �ast Drive right-of-way is only 40 feet �oide and there is a <br /> need lor future pedestrian improvements. <br /> It is re�uested that the variance be made subject to deeding 5 <br /> additional feet of right-of-way to the City for future widening and <br /> pedestrian facilities on East Drive. <br /> Item #5 Ejorg/heiqht Variance Reauest in Granada Seaview Estates <br /> ✓ This proposal is imrue�liately adjacent to a deep drzinage basin that <br /> is well within a defined steep slope area that is s�bjcct to errosion, <br /> (the area has esnerienced major slidinr) No Comment on variance request. <br /> Permit review • ' t? siib_�ect to all criteria of the Steep Slope Ordinance <br />
